Residence #6 steps and wings have settled and become detached from the building. Because a redwood block in the dirt was used as the main foundation for the stairs, the stairs must be completely rebuilt. The proposed stairs with concrete footing and landing would mitigate future unsteady accessibility. Except for anchor bolted mudsills for the wing walls and an anchor bolted mudsill for the stair stringers, all other lumber and shingles would be replaced in kind. UBC 1003.3.35 says, "Exterior stairs are required to have a landing as deep as the stairs are wide..." A 24" concrete landing with exposed aggregate finish would tie to the existing asphalt walkway and meet the code requirement.
