Make Cabin Camp 5 Bathhouses Accessible

The park is proposing to update the two bath houses at Cabin Camp 5 to make them compliant with Architectural Barriers Act Accessibility Standards (ABAAS).

The majority of the work will occur on the interiors of the bathhouses:

1. Rehabilitate, renovate, and reconfigure the interior of the Camp 5A and B Unit Bathhouses for the purpose of achieving compliance with ABAAS including all associated architectural, mechanical, electrical work and removal and replacement of concrete floor slab to accommodate the utility work.
2. Removal and replacement of subgrade piping and all plumbing fixtures including but not limited to: lavatories, water closets, floor drains, water control devices, shower heads, supports, and all associated piping and appurtenances.
3. Removal and replacement of all accessories including but not limited to: soap dispenser, mirror, toilet paper dispenser, toilet seat cover dispenser, primary trash receptacle, sanitary waste receptacle, and baby changing station.
4. Removal of the existing interior concrete masonry unit wet wall identified on the Drawings and replacement with new moisture-resistant cement backerboard wall, including temporary shoring during construction.
5. Removal and replacement of toilet and shower partitions and all interior finishes including, but not limited to: wall tile, drywall, and interior floor tile.
6. Upgrade all electrical wiring and electric panels, and replace all electrical features including, but not limited to: lighting, hand dryers, and heaters.
7. Removal of split system heat pumps (5A), sidewall-mounted (5B) exhaust fans, wall-mounted forced air fan unit heaters, and all associated supports, controls, and appurtenances. Provide new centrally located exhaust fan and associated exhaust ductwork, ceiling mounted exhaust grilles, supports and controls. Provide wall-mounted, forced-air unit heaters, supports and controls.
8. Removal of LPG-fired storage hot water heater, including existing equipment pad, and
replacement with LPG-fired, high-efficiency, tankless gas water heaters.
9. Addition of floor mounted service sink in new Janitor Closet.
10. Removal and replacement of dryer exhaust duct, exhaust vent terminal, and associated supports (5A).

Several changes will occur on the exterior of the buildings, including:
11. Removal and replacement of damaged wood paneling and siding on the exterior of the bathhouse in locations identified in the Drawings, matching existing.
12. Addition of a gutter and downspout system to the building exterior
13. Removal of the existing entrance doors and relocation and installation of new entrance doors to meet ABAAS requirements. The existing privacy screens will remain in place; no new privacy screens will be installed for the new doors.

These bathhouses were built during the Mission 66 era (roughly 1945-1973). Mission 66 was a National Park Service initiative to provide updated visitor services in national parks across the country in time for the 50th anniversary in 1966. Both structures were evaluated as part of the 2011 Prince William Forest Park National Register nomination and determined to be non-contributing to the parkwide historic district. However, the bathhouses were not yet fifty years old at that time and were not evaluated for eligibility under Mission 66.

Unfortunately, the park does not have the funding at this time to conduct an evaluation of these structures as part of a broader Mission 66 landscape. To this end, PRWI will treat these structures as eligible, and consider their rehabilitation an adverse effect. The Virginia Department of Historic Resources has concurred that these rehabilitations are an adverse impact to structures that are potentially eligible for the National Register of Historic Places.
